Extra nights added to short breaks will be charged at one-seventh of the full week rate (applied to nights in excess of 3 for the weekend breaks and nights in excess of 4 for the midweek breaks).

BOOKING CONDITIONS

1. Reservations normally take place Saturday to Saturday or Friday to Friday. Short break facilities are available on request, and subject to availability.
2. Well behaved, fully house-trained dogs are welcome, accompanied by responsible owners. Dogs must be kept on leads in the grounds at all times. They must not be allowed on the furniture or left unattended in the cottage at any time. Please do not let them foul the grounds.
3. In order to maintain the accommodation to a high standard of cleanliness, guests are asked not to arrive before 4pm on the day of arrival and report to reception on arrival.  All guests are asked to depart by 9.30am on the day of departure. We would be grateful if guests could leave their cottages and lodges clean and tidy
4. A deposit of 50% of the total cost is payable at the time of a verbal booking. Bookings will only be confirmed on receipt of your deposit. Please note that with effect from 1 January 2009 a 3% surcharge will be added to all credit card bookings. All card details are kept as the security deposit against damage to lodge/hot tub.
5. The number of people occupying the accommodation may not exceed the number notified and agreed with the owners. All guests expecting day visitors, must notify the owners.
6. Guest are responsible for all the contents of the property hired and all breakages and damage must be reported and paid for on departure
7. Guests in all Lodges are required to leave their card details in case of any breakages and damage, (Cost of repair and damage will be taken from their card)
8. The owners do not accept any responsibility for any injury sustained to any visitor, or for the loss or damage to any property brought onto the premises
9. Cancellations must be advised immediately. In the event of a successful re-let any payment already made, less £50 expenses will be returned, otherwise all monies will be forfeited
10. Anti social behaviour will not be tolerated, and guests will be asked to leave.
11. Continental quilts, full bed linen, tea towels are provided, personal towels on request at a charge of £5 per person.
12. Minimum stay over the Christmas period is 7 nights.
    Minimum stay over the Easter period is 5 nights.
    Minimum stay over other bank holiday periods is 4 nights.
